The large terrace
Giovanni Terraces is a beautiful flat for 5 people, with 3 bedrooms and 2 large terraces.
(Identification code of the flat with the Municipality of Venice: M0270422263)

The flat is located next to the large Campo San Giovanni e Paolo, in one of the most charming and authentic parts of the Sestier del Castello in Venice.

The area of the flat is 144 m2, plus the area of the two terraces (88 m2).

The flat is located on the 1st floor (without lift, 29 steps).

A large entrance hall of almost 20m2 welcomes you on your arrival at Giovanni Terraces. It is bright thanks to its large window, but also through its accesses to the other rooms of the flat.

Its floor is covered with Terrazzo alla Veneziana, while its ceiling is adorned with decorative mouldings, in the centre of which sits a large glass chandelier.

A pretty antique console stands against one wall and opposite it is a low, equally antique sofa.

This entrance leads not only to the main rooms of the flat, but also to a small room with marble-clad walls, where there is a toilet, and a utility room where the washing machine is located.

Large show: 32m2, 2 large windows plus 4 patio doors leading onto the smallest of the flat's terraces (still 10m2).

It is a very nice space, very pleasant to live in, bright, quiet and all the views are of the interior gardens that surround the house.

A perfect place to relax and have meals.

The dining area consists of a large table framed by 6 fluted chairs and occupies one of the ends of the room facing the entrance to the flat.

The living room itself is just as pleasant and inviting with its two sofas and two convertible armchairs.

An antique secretary piece of furniture, above which hangs a beautiful mirror, completes the furnishings.

The entire room has beautiful terrazzo alla Veneziana, while the stucco ceiling is beautifully accentuated by two large Murano glass chandeliers.

In terms of multimedia, the flat offers a Wi-Fi internet connection and a (very small) TV.

This is one of the few negative points we could find. What's more, this tiny TV offers nothing but Italian channels. Too bad considering the high standard of the flat.

One last point: the windows in this room are double-glazed, as are all the windows in the flat, and it is also air-conditioned.

The two terraces

There's a big show here too: almost 90m2 of terraces in the centre of Venice!

The first terrace is 80 m2 in size and stretches along Calle Nicolò Massa. From here you have a beautiful view of the surrounding gardens (including an old Venetian fountain) and the back of the Basilica of San Giovanni e Paolo.

The room is fully tiled and well equipped. At one end of the room (you can call it that as it is almost 10 metres long!) is a large table surrounded by 6 woven rattan chairs, which are joined by a large rattan sofa in the same style.

By the way, a huge parasol protects you from the sun, which wasn't very strong in November when we took our photos, but in summer in Venice it will be more than useful!

On the wall near the table is a large white marble wall sink, which gives this part of the terrace a lovely, all-Italian feel.

Finally, this terrace is directly accessible from the large kitchen, which is also practical for bringing out the food.

A second, 10 m2 terrace adjoins the living and dining room and also offers a beautiful view of the surrounding gardens and courtyards.

The First Bedroom

A first room opens in the corridor leading off the entrance area.

It is a fairly bright and friendly room with a French window (double glazing) that leads directly onto the second terrace.

On the sleeping side, it offers a large and comfortable double bed.

Its slatted frame consists of wooden slats with a mattress of beautiful quality.

The floor is made of Terrazzo alla Veneziana, decorative mouldings on the ceiling and a white ceramic chandelier complete the furnishings. In addition to the sofa, a small side table and a large wardrobe furnish the room, which is also air-conditioned.

A second room opens up right next to this one.

It is also a very bright room with two large windows (with double glazing) that offer a view of the neighbouring courtyards and gardens.

The double bed is a good size (1.90m x 1.60m) and is also comfortable with its wooden slatted frame and high-quality bed linen.

A large wardrobe framed by two pale yellow leatherette armchairs stands opposite the bed.

And if you find that you are still missing something to store your small items, don't worry, a large, tall chest of drawers completes the bedroom's furnishings.

Otherwise identical to the previous room: air conditioning, Terrazzo alla Veneziana floor, ceiling mouldings, but this time with a large bronze chandelier!

The third bedroom

A third bedroom adjoins the second and has two single beds on the sleeping side.

They are each 1.90 x 0.90 m in size and have high-quality bed linen and wooden slatted frames.

The two light yellow faux leather armchairs from the previous room can be found here, as well as a large wardrobe, the terrazzo floor alla Veneziana, the ceiling with decorative mouldings and a white ceramic chandelier.

It is also a very bright room with two large arched windows (with double glazing) that open onto a small courtyard separated by a wall facing Calle Nicolà Massa.

Important element: The room is air-conditioned.

So a very large flat (144m2 + 88m2 of terraces), but... a single bathroom!

Yes, it's not enough, but ... it's still acceptable.

As we told you above, there is a first WC next to the entrance and the second WC here.

In addition, which is no problem for a couple, this single bathroom has both a shower and a bath. So the two of us can sing under the water at the same time!

This room is also bright thanks to a large oval window overlooking an inner courtyard.

The bathtub measures 1.50 m x 55 cm, while the shower has a side length of 72 x 72 cm.

On one wall is a large washbasin with a washbasin on which a large mirror is mounted.

Opposite it are the WC and the classic bidet.

A beautiful and large kitchen (over 20m2) opens onto the terrace as well as the living and dining room and the entrance area.

It is a particularly bright room with a large window, which is joined by the patio door with access to the terrace.

An imposing fireplace occupies the space between these two openings, in front of which is a large table made of light-coloured natural wood, framed by 6 chairs, where you can eat more than comfortably.

You will have noticed that, depending on the season, but also on your wishes, there are three large tables at your disposal, all equipped with 6 chairs: on the terrace, in the dining room and here.

So you're spoilt for choice where to place your plates!

Otherwise, this modern designer kitchen is particularly well thought out, as an entire wall integrates cupboards, fridge and oven.

On the opposite wall is the double sink and the cooking area with a 5-burner gas hob and integrated dishwasher.

The floor is also made of Terrazzo alla Veneziana.
