Its surface area is 58 square metres and it has been entirely renovated.

It is located on the ground floor of a Venetian house, which has a magnificent shared courtyard-garden, to which you will have access, and whose quietness and charm you will appreciate.

Although the flat is located on the ground floor, rest assured that it is not exposed to the inconveniences of the Acqua Alta.

The new system of MO.S.E. dykes effectively protects Venice from high tides.

Furthermore, the apartment San Marziale is sufficiently elevated above the level of the canals to stay dry, no matter how high the tide.

The flat enjoys an abundance of light thanks to its three windows, which generously let the sun's rays into the rooms.

The flat's windows overlook the Fondamenta Trapolin (“Fondamenta” is a Venetian word for a street that runs alongside a canal) which runs alongside the Rio (canal).

On the other side of the Rio Trapolin rises only the wall of a garden, which allows the sun's rays to enter the flat's rooms freely and generously, as our photographs show.

The main space of the flat is made up of a vast room divided into three distinct areas: the bedroom, the dining room and the living room.

These rooms are delimited by glass partitions.

These glass partitions are adorned with thick curtains of yellow velvet, extending from the floor to the ceiling, ensuring the desired privacy after dark.

The Dining Room

The entrance to the apartment corresponds to the dining room.

Here you can enjoy your meals for four around its glass table.

Large shelves and cupboards cover the entire wall of this room.

The lower cupboards correspond to two single foldaway beds.

Thanks to the glass partitions, the dining room is amply illuminated by daylight, as well as by a Murano glass chandelier just above the table.

Lighting that proves useful in the evening or on grey days, which, fortunately, are rather rare in Venice!

The master bedroom

A lovely, large bedroom opens directly to your left as you enter the flat.

This room is brightly bathed in light thanks to its two large windows offering a pretty view of the Fondamenta and the Rio Trapolin, as well as the rose oleanders in the garden facing you.

A large, comfortable bed occupies the centre of the bedroom, and you'll have no problem storing your small belongings in the many cupboards above the bed or to its left.

The room's two glass walls are fitted with thick velvet curtains that stretch from floor to ceiling, to preserve your privacy and block any outside light that might disturb your sleep.

The living room adjoins the bedroom and opens onto the end of the dining room.

A large, comfortable sofa sits in the lounge, opposite a good-sized flat-screen TV, connected to the internet.

This sofa, in addition to the two single beds that can be folded away in the dining room, can also be transformed into a large double bed.

So for those of you who won't be sleeping in the room, you'll have a choice.

You can either sleep together on the sofa bed in the living room, or one of you can choose to sleep in one of the rocking beds in the dining room.

The Kitchen

This kitchen, accessed via the hallway at the end of the dining room, isn't very spacious, but it is modern and very well equipped.

Its cooking section features induction hobs.

There is also a convection combined microwave oven as well as a refrigerator with a freezer compartment, a dishwasher, and finally, built into the wall facing the worktop, a washing machine which also has the dryer function.

The shower

The shower, separate from the bathroom, is located in the corridor leading from the dining room to the kitchen.

It closes with a glass sliding door that is completely transparent.

This means that, if you're renting this flat with friends, you'll need to make sure that no one goes to the kitchen or toilet while you shower, unless, of course, you don't mind.

Note that you can easily preserve your privacy by closing the opaque glass door that separates the dining room from this part of the flat.

The Bathroom

A small bathroom complements the shower and is at the end of the hallway, just past the kitchen.

This room features a basin topped by a large mirror that covers the entire back wall, as well as storage cupboards located above and below.

In the bathroom are the toilet as well as a bidet.

The Location and the Neighbourhood

The Fondamenta Trapolin is a peaceful, residential street, with no shops, cafés or restaurants nearby.

This Fondamenta is additionally a cul-de-sac that opens onto another canal.

As a result, apart from the residents of this Fondamenta, few people pass through.

The part of the Cannaregio where this San Marziale flat is located has managed to retain its Venetian authenticity.

In the immediate vicinity stands the church of San Marziale with its pretty well and Campo.

It is on this Campo that little Venetians from the neighbourhood used to come to play ball.

Then simply cross the San Marziale Bridge, which is right next to the church, to arrive at the Fondamenta de la Misericordia.

This lively quay is appreciated by Venetians and tourists alike for the many shops, wine bars and restaurants that line it.

Directly opposite the San Marziale Bridge is an excellent bakery-pastry shop, as well as an artisanal ice cream shop.

Other shops can be found nearby, including a small supermarket frequented almost only by Venetians, the “Price”, tucked away at the end of a narrow alleyway, Calle Longo.

This Calle is almost invisible from the Fondamenta de la Misericordia, it opens around the corner from the Colorama store, which specialises in art supplies.
