In this quiet place, characterised by the true beauty of Venice, you will find this beautiful 80m2 flat, also on the ground floor, for those who do not like stairs.
The Living-Dining room
The living-dining room The dining room is particularly charming with its large table and antique chairs, in front of a beautiful library full of art books, most of which are dedicated to Venice. Add to this the wooden beams on the ceiling and you are... at home.
Two windows (all windows are double-glazed) overlook the bridge of the Madonna dell'Orto, while another and a patio door look out onto the flat's private garden.
The living/dining room The sitting area is cosy with two old upholstered armchairs and a large three-seater sofa, which can also serve as a sleeping area for a child (1m73 x 1m45, as the mattress is a little thin for an adult).
In terms of multimedia, there are no worries: Wi-Fi internet throughout the flat, flat screen TV (satellite channels including France 24), a small stereo system with radio, cassettes and Cds player and finally a DVD player.
The Private Garden
The private garden A garden in Venice is something very special, especially this one with a unique view of the Gothic façade of the Madonna dell'Orto church. The tranquillity of the neighbourhood is of course also enjoyed in this garden: You can really relax here!
This garden is quite large (85 m2) and above all perfectly equipped: Lighting for the evening, a large round table, plenty of folding fabric chairs as well as beautiful wrought iron armchairs with cushions for comfort, not forgetting the garden lounger where you can sunbathe or read in the sun!
The Double Bedroom
The double Bedroom A large and very nice bedroom is located in the corner of the flat with no less than three windows overlooking the greenery.
Waking up in the morning with a view of a garden is truly one of the charms of this flat.
But that doesn't mean you can't sleep well!
There's a large, comfortable bed (1.70m x 2.00m) waiting for you.
The double Bedroom The furniture is also of very good quality, two large chests of drawers in which you can store your small things, as well as a beautiful old secretary, all together with three old, upholstered chairs.
Smaller and a little darker, with only one window facing a wing of the garden, its two single beds (2 by 0m90 x 2m00) can also be put together if you wish to make you a super large bed of 1m80 x 2m00.
The second Bedroom
Second room Like the previous bedroom, it has beautiful wooden beams on the ceiling that give it something special.
A large wardrobe, which you may share with your room neighbours, allows you to store more than your suitcases can hold.
A pretty little secretary desk stands in one of the corners. Here you can write little postcards or type away on your iPad or PC to send your photos instead!
The Kitchen
The Kitchen Not very large, but spacious enough to sit four at its table, it has the charm of its beautiful and large window overlooking the garden.
A double advantage, because in addition to the beautiful view, you can pass the dishes directly through the window if you want to eat in the garden or have breakfast there (we wish you could).
The worktop and sink are made from a single block of marble, cut from the solid. The equipment is of good quality and the kitchen utensils are sufficiently available.

The first Bathroom
Bathroom 1 A first large bathroom opens directly in front of the bedroom with double bed.
The special feature here is the large window that looks out onto the garden.
Don't worry, there are no neighbours facing you. So you can splash around in your Adam-or-Eve outfit with the window open without any risk of offending your sense of shame!
The bathtub is a good size (1.50 m x 0.55 m) and in addition to a toilet and bidet, there is a washbasin, also made of beige marble, with a large mirror.
Another practical feature is the upholstered chair where you can sit or simply put your things down.
The second Bathroom
Bathroom 2 The second bathroom provides access to a small utility room, which houses a washing machine that also functions as a tumble dryer.
The main criticism of this bathroom is that it is blind.
Otherwise there is nothing to say, its decoration and equipment are of a very high standard.
A beautiful corner shower (80cm x 60cm) with all the jets you need to give yourself a good massage after a jog on the large fondamenta that passes by the house awaits you there.
Classically, you will also find here: washbasin, bidet and toilet as well as a beautiful old upholstered chair.
